Preparing your home to sell
Where to spend, where to save and what buyers notice first.
Fix what inspectors will flag
Leaks, water stains, broken fixtures, electrical issues, missing GFCI outlets and HVAC problems. These become negotiation points if you leave them.
Gather your documents
- Roof permit and age, and any warranties.
- Wind mitigation and 4-point reports if you have them. Buyers' insurers will ask.
- Recent HVAC, water heater and pool equipment service records.
- Survey, elevation certificate and flood insurance history if applicable.
- HOA or CDD contact information.
Make it feel bigger and brighter
Declutter, remove some furniture, open blinds, replace burned out bulbs and use consistent, warm light. Fresh neutral paint in high traffic rooms is often worth it.
Curb appeal, Florida style
Trim landscaping, pressure wash the driveway, walkways and roof if needed, refresh mulch and make the front door look cared for.
Don't over improve
Big remodels right before listing rarely return their cost. Let's talk before you start any major project.
