St. Augustine homes for sale
The oldest continuously occupied European settlement in the continental United States, with beaches, marsh and historic streets all close together.
Living in St. Augustine
St. Augustine was founded in 1565 and is the county seat of St. Johns County. The historic downtown has the Castillo de San Marcos, Flagler College and narrow streets lined with homes that range from colonial era reconstructions to Victorian and early 1900s houses.
Beyond downtown, St. Augustine covers a lot of different lifestyles. Anastasia Island and St. Augustine Beach offer beach living. Vilano Beach sits north of the inlet. West of I-95 there are newer communities along the State Road 16 corridor and near World Golf Village.
Part of my job here is helping buyers figure out which St. Augustine fits how they actually want to live, because the historic district, the island and the newer communities west of town are very different places.

What to know before you buy in St. Augustine
- Flooding history matters downtown. Parts of the historic area and low lying neighborhoods have flooded in past hurricanes. I look at elevation, flood zone and the home's history with every buyer.
- Historic preservation review. In the city's historic districts, exterior changes may need approval before you start work.
- Short term rental rules vary. If you're thinking about renting a property part time, rules differ between the city, St. Augustine Beach and unincorporated St. Johns County.
- Older homes, older systems. Expect 4-point and wind mitigation inspections to be part of your insurance quote on many properties.
Thinking about selling in St. Augustine?
St. Augustine attracts buyers from all over the country, many of whom fall in love with the city before they've chosen a neighborhood. Great photography and a clear explanation of the home's location, history and condition help them commit from a distance.
St. Augustine real estate FAQ
Is St. Augustine a good place to buy a second home?
Many people buy here for part time use. Before you do, check flood insurance costs, condo or HOA rental restrictions, and the local short term rental rules, which differ between the city, St. Augustine Beach and the county.
What's the difference between St. Augustine and St. Augustine Beach?
St. Augustine Beach is a separate city on Anastasia Island with its own government and rules. Many St. Augustine mailing addresses are actually in unincorporated St. Johns County, so I confirm the jurisdiction for each home.
Can I renovate a home in the historic district?
Usually yes, but exterior changes inside the city's historic districts can require review and approval. Interior work is generally more flexible. Build that review time into your plans.
